Access - Fire & Waste

Fire Tender Access – According to national guidance a fire tender needs to be able to get with 45m of every front door. If a house is more than 45m away from the turning head then a turning head, large enough to cater for a fire tender, at the end of the new road may be required so that a fire tender can drive to the last house and the turn round

Waste Collection –  A bin man is allowed to carry a bin for 25m so a refuse vehicle needs to be able to get within that distance of the property frontage. It may reverse 12m down the access road serving houses off a private drive. So if this access road is more than 37m (25m+12m) there needs to be a communal bin store for residents to take their rubbish to or a turning head large enough for the refuse lorry so that it can turn round at the end of the access road. A communal bin store needs to be within 30m of the houses using it.

Eco Rules of Thumb

Biomass units need to be located within 1.5km of where the hot water will be consumed for heating and hot water before losses become too great.

The offset for a wind turbine - The minimum distances are 100m for the fall distance which nothing can be built, and 500m where wind assessments will need to be performed to assess any impact

Net dwelling density

Net dwelling density is calculated by including only those site areas which will be developed for housing and directly associated uses, including access roads within the site, private garden space, car parking areas, incidental open space and landscaping and children’s play areas, where these are provided.
